Renter FAQ

Q. What are the important criteria used to qualify for renting a home?
A. Since we manage a wide array of homes it can vary. Generally the following factors are considered:
  • Satisfactory credit history
  • Monthly income of about three times the monthly rental amount
  • No outstanding judgements
  • No past rental eviction history
  • Established history of credit since a past bankruptcy
  • Employment verification
  • Criminal record check
  • All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status.
Q. How much dose it cost to use our services?
A. There is no charge for our leasing staff to help you find your next rental! Companies typically will charge between $25-$100 for background and credit history check at time of application. 

Q. The webpage says "no pets" how can I find out if the owner is willing to reconsider?
A.  At the time of submitting you rental application you may request any exceptions that you wish for the owner to consider. Sometimes, but not always, an owner may reconsider their requirements after reviewing your pets verifiable history.

Q. What other pet policies are there?
 A. We are unable to accommodate the following breeds of dogs unless they are a licensed service animal assisting a handicapped individual:
  • Pit Bull Terriers
  • Doberman Pinschers
  • Rottweilers
  • Akita
  • Alaskan Malamute
  • Chow
  • German Shepherd
  • Presa Canario
  • Husky
  • Wolf Hybirds
We are  unable to accommodate the following breed of cats:
  • Hybirds of any type
  • Any non domesticated cat
Q. The home is available for rent now but we will not be able to rent for three months. Will the owner hold the home until we need it if we pay a deposit?
A. No, not with just a deposit. Owners are generally willing to hold a home for about 1 to 2 weeks after the posted availability date, and then they require the rent payments to start.

Q. We will not be moving for a few months, so how can I learn what homes will be available in the future?
A. Tenants are required to give 30-day notice of their intentions to move, so we rarely know beyond 30-days what will be available. Since we manage multiple properties and our agents have access to many more on the MLS, I suggest you bookmark our website and contact our leasing staff about 45-30 days before you need to move.

Q. There are some homes I would like to see, how do I arrange to see them?
A. A few homes may be occupied and appointments may be needed to see the inside of the property. Our leasing staff is available 7 days a week to accommodate you. Give our office a call and one of our leasing agents will be more than happy to assist you.

Q. Do you accept section 8 housing vouchers?
A. Yes, some of the properties that we manage are section 8 approved contact our staff for more details on our section 8 housing.

Q. Is insurance provided?
A. We do not provide renters insurance directly however we have a vendor that provides all types of  insurance including renters and we can refer you to them if you would like.
